3 Instagram Tips That Helped Me Rebuild My Real Estate Business from Scratch

If you’re looking to scale your real estate business and wondering how to actually use Instagram to do it, you’re in the right place. These are the exact three tips that helped me go from knowing nobody in a brand new state… to closing deals just from my Instagram presence. Let’s dive in!

1. Do Your Research & Define Your Ideal Client

I know, I know—this one sounds basic. But I promise, it’s where most agents skip ahead and get stuck later.

When I moved from California to Utah during COVID, I didn’t know a soul. But I did know that I could lean into what I already had—my experience in real estate and the power of social media. The key? Knowing who I wanted to serve.

Start by narrowing down your ideal client:

First-time home buyers?

Investors?

Luxury listings?

New construction?

Pick one or two, especially if you’re new or rebuilding, and start speaking directly to them in your content.

Then—this is important—head over to Instagram and start doing some recon. Follow accounts that:

Resonate with your style

Attract a similar audience

Inspire you with their branding or voice

You don’t have to copy them (we call it “R&D”: Rip-off and Duplicate 😉), but use their layout and approach as a guide while you build your own presence.

2. Make a Game Plan (and Batch Your Content!)

Want to know the #1 reason most agents don’t stay consistent on Instagram? They don’t have a plan.

Posting on the fly sounds good until life happens—kids get sick, work gets busy, and suddenly it’s been three weeks since your last post.

The solution? Batch your content.

Here’s what my process looks like:

Mid-month, I sit down for a few hours and plan next month’s posts.

I pick my photos, write my captions, and add my hashtags.

I don’t even use a scheduling app—I just copy + paste each morning at the same time, which the algorithm loves.

Pro tip: Reuse your hashtags! I keep a Google Doc “hashtag bank” organized by location, niche, and type of content. Yes, hashtags still work. One of my clients literally found me by searching #ParkCity and ended up buying a home here in Utah!

3. Stay Consistent (Put in the Reps)

This is where the magic happens.

Before real estate, I was a Division I soccer player, and I’ll never forget one of our first training days. Coach told us to do 100 juggles with our feet—and some girls looked at him like, what?! But it’s the same with Instagram. You won’t be amazing at it on Day 1.

You just need to keep showing up.

The more you practice, the easier it becomes. At first, batching content might feel like a heavy lift. But once you get into a rhythm, it’s like second nature. You’ll be amazed at how efficient you become when you’re not scrambling to post.
